Coney Island Commons is an affordable housing complex that will include a community center operated by the YMCA of Greater New York. The 200,000 SF residential complex will contain two buildings, seven and eleven stories, with 152 cooperative units, more than 75 percent of which will be affordable for low and middle income families.
This complex will include a mix of studios, one, two and three bedroom units and a landscaped courtyard with parking underneath for the residents. The 44,000 SF YMCA community center will include an aquatic center with a lap pool and family recreational pool, a full court gymnasium, fitness and multi-purpose rooms.
The structural system consists of precast plank with topping supported on reinforced masonry bearing wall and is supported on pile foundations.
Sustainable design elements include “green” roofs, energy efficient mechanical systems and water conserving fixtures.
