Ysrael A. Seinuk, P.C. performed a gut rehabilitation of the 17-story, 145,000 square foot building constructed on the site in 1955.

YAS investigated the existing building, documenting all deficiencies. The deficiencies included cracked encasement, efflorescence and cracks at the underside of slab, deteriorated brick and minor steel deterioration at the roof.

Following our thorough investigation, we met with the client and discussed options. Some deteriorated areas were repaired and others were removed and replaced.

In the end the upper set back floors were expanded and the brick facade was replaced with a glass curtain wall system.

545 Madison Avenue is a LEED Gold certified building, reusing original building steel and floor structure in redevelopment and using recycled content in building materials.

545 Madison will operate “green” by reduced energy consumption through optimized performance/ monitoring of building systems.
